The UK government has introduced stricter Minimum Energy Efficiency Standards (MEES) for non-domestic rented buildings. From April 2027, all commercial properties must achieve an Energy Performance Certificate (EPC) rating of C or above. By April 2030, that requirement will rise to EPC B. These changes are part of the UK’s broader strategy to reduce carbon emissions and improve the energy performance of its building stock in line with net-zero targets.

In addition to the loss of rental income, non-compliance could result in minimum financial penalties of £5,000 and a maximum fine of £150,000. This looming deadline has been dubbed by many in the industry as the “EPC Cliff”, a point at which thousands of commercial buildings could become stranded assets unless urgent action is taken.
